Preparing your home for the market can be a stressful process. However, by avoiding five common mistakes, the listing process can be made much easier. Let’s take a look at which selling pitfalls you should steer clear of:
1. Overpricing your home. Price is everything when marketing your home. Homes that are overpriced will tend to sit on the market with little to no success.
2. Ignoring simple repairs. Minor issues should be addressed before putting the home on the market. For one thing, buyers are sure to spot these little problems—and, beyond that, what may start as a simple repair could eventually morph into a much larger project.
3. Neglecting to declutter. Buyers start their home searches online, so if the pictures of your home are showing off all your belongings rather than the space it’s sitting in, there’s a good chance buyers will overlook your property. Get some boxes, pack up your stuff, and store anything that could make your home look overly cluttered.

4. Not allowing adequate access for showings. In the majority of cases, sellers who turn down a buyer for a given showing will find that that buyer won’t come back to try again. If you want to attract buyers and offers, you will need to be flexible in your availability for showings. Your home must be show-ready at all times.
5. Getting overly emotional. After living in a home for some time, the listing process can be difficult for sellers on an emotional level. However, letting these emotions take the reins in the transaction will spell disaster for your success. When it comes time to sell, you need to think of your house as a property, not as your home.
